City properties
Apartment and terraced-house claims bring their own complications. Escape of water travels between units and raises the question of whose policy responds and where the management company’s block cover begins. Fire and smoke damage in a shared building affects neighbours as well as you. We establish which policy is on risk for what, and deal with the insurers involved so you are not caught between them.
Commercial and licensed premises
Retail units, offices, restaurants and pubs. Where trading stops, the building repair is only half the claim — business interruption cover pays for the gross profit you lost and the increased cost of working, and it needs proper accounting evidence to be paid in full. We prepare that alongside the material damage.
Coastal and west Galway
Properties in Connemara and along the coast take exposure that inland buildings do not: wind-driven rain through walls, storm damage to roofs and glazing, and salt damage. Holiday homes and properties left unoccupied for part of the year also carry policy conditions about unoccupancy that can be used to resist a claim, and it is worth knowing where you stand before you notify.

Common questions
Water came from the apartment above mine. Whose claim is it?
Potentially several. Your own contents policy, the upstairs owner’s policy and the block policy held by the management company may all be engaged, depending on what was damaged and what caused the escape. Establishing that early avoids months of insurers pointing at each other.
Do you assess business interruption as well as building damage?
Yes, and on commercial claims it is often the larger figure. It requires accounts, trading records and a properly reasoned indemnity period, which is why it is so frequently under-claimed.
Do you travel to Connemara and the islands?
Yes. We attend properties anywhere in the county, including Inishmore, Inishmaan and Inisheer.
